Master-Planned Communities Near Austin: What’s New

June 1, 2026

Austin’s master-planned community market is one of the most active in Texas — the combination of population growth, Hill Country geography, and the metro’s expansion into Williamson, Hays, and Bastrop counties produces new developments regularly. The current buyer-favorable market makes this an excellent time to evaluate. Here’s what’s new.

Whisper Valley (Eastern Travis County)

Whisper Valley east of Austin is one of the metro’s most innovative master-planned communities — a zero-energy-capable development where every home includes rooftop solar panels, a geothermal heating and cooling system, and smart-home technology. The community’s sustainable design has attracted national attention.

Homes range from the $300s to $500s. The Del Valle ISD serves the community. The combination of sustainable technology and relatively accessible pricing creates a unique value proposition in the Austin market.

Bryson (Leander)

Bryson in Leander is one of the most active master-planned communities in the Williamson County corridor, with multiple builders offering homes from the $300s to $600s. The community’s amenity center, resort-style pool, and trail system create the lifestyle framework. Leander ISD — one of the Austin metro’s fastest-growing and improving districts — serves the community.

The Capital MetroRail Red Line station in Leander provides transit access to downtown Austin, adding a commute option that most northern-suburb communities lack.

Travisso (Leander / Lago Vista Area)

Travisso in the Hill Country northwest of Austin offers a different master-planned experience — a hilltop community with panoramic views, a Jack Nicklaus-designed golf course, and resort-style amenities. Homes range from the $400s to over $1 million.

The Hill Country setting provides the natural beauty and space that distinguish Travisso from the Valley-floor developments closer to the urban core. Lake Travis access adds recreation depth.

Easton Park (Southeast Austin)

Easton Park in southeast Austin provides one of the metro’s most accessible new-construction options, with homes from the $300s to $500s. The community’s location near the Austin-Bergstrom International Airport corridor provides commute access to both downtown and the growing southeast employment centers.

The community’s amenity center, parks, and trail system create the standard master-planned lifestyle package, and the Austin ISD school assignment adds value.

Builder Incentives

Austin’s current market — with 6.5 months of inventory supply and builders competing for buyers — has produced the most favorable incentive environment in years. Closing cost contributions ($10,000 to $30,000), rate buydowns (reducing rates by 1 to 3 percentage points), and upgrade packages are widely available. Buyers should negotiate beyond the published incentives and compare total cost of ownership across multiple communities and builders.
