Where to Live in Austin Based on Your Budget

May 29, 2026

Austin’s pricing has moderated from its 2022 peak, creating better opportunities at every tier. The metro’s expansion into Williamson, Hays, and Bastrop counties means your budget stretches further as you move from the urban core — and the suburban communities offer genuine quality. Here’s the budget-by-budget guide.

Under $350,000

Pflugerville — The north Austin suburb provides affordable family homes with improving infrastructure and community identity. The $275,000 to $350,000 range buys updated homes in established subdivisions with access to the Stone Hill Town Center and Pflugerville’s parks system.

Kyle / Buda — The communities south of Austin along I-35 provide the most affordable new construction in the metro. The $250,000 to $340,000 range delivers newer homes in master-planned communities with growing commercial amenities.

Manor — East of Austin, Manor offers entry-level pricing with improving connectivity. The $250,000 to $330,000 range provides new and newer homes in a community that benefits from Austin’s eastward growth.

$350,000 to $550,000

Round Rock — Williamson County’s largest city provides excellent schools, Dell’s employment base, and the growing Downtown Round Rock entertainment district. The $350,000 to $550,000 range is Round Rock’s core market — quality homes in established neighborhoods.

Cedar Park — The northwest suburb offers family-friendly living with improving entertainment and dining options. The $375,000 to $550,000 range delivers quality homes in a community that consistently ranks among Austin’s most desirable suburbs.

Georgetown (entry) — The Williamson County seat with a charming town square provides small-town character. The $350,000 to $500,000 range accesses Georgetown’s more accessible neighborhoods.

$550,000 to $800,000

East Austin (established) — Austin’s most dynamic neighborhood with craft cocktails, taco trucks, and creative energy. The $550,000 to $800,000 range buys renovated homes in the neighborhoods east of I-35.

Bouldin Creek / Zilker (entry) — South Austin’s walkable neighborhoods near Zilker Park and Barton Springs. The $600,000 to $800,000 range provides smaller homes in some of Austin’s most desirable locations.

Circle C Ranch — The master-planned southwest Austin community with Hill Country setting and greenbelt access. The $550,000 to $800,000 range accesses the community’s most desirable sections.

Over $800,000
