Boise’s price appreciation has been dramatic — what was affordable five years ago now requires a meaningful budget. But the Treasure Valley’s spread across Ada and Canyon counties means options exist at every tier, even if the entry points have shifted upward. Here’s the budget-by-budget guide.

Under $350,000

Nampa — Canyon County’s largest city provides the Treasure Valley’s most affordable family homes. The $250,000 to $340,000 range buys updated homes in improving neighborhoods. Nampa’s downtown revitalization and growing restaurant scene add value that the prices haven’t fully reflected.

Caldwell — West of Nampa, Caldwell offers the lowest entry points in the Treasure Valley with an improving downtown and wine-country proximity. Homes in the $225,000 to $325,000 range provide homeownership opportunity for budget-conscious buyers.

Kuna — South of Boise, Kuna provides small-town character with growing infrastructure. The $280,000 to $350,000 range delivers newer homes in a community that balances affordability with access.

$350,000 to $550,000

Meridian — The Treasure Valley’s largest suburb and one of Idaho’s fastest-growing cities. The $380,000 to $550,000 range is Meridian’s core market — newer construction in master-planned communities with family infrastructure, parks, and the Village at Meridian shopping and dining destination.

Southeast Boise — Quality residential neighborhoods with Boise River greenbelt access. The $375,000 to $550,000 range provides established homes in one of the city’s most livable areas.

Star — A small but rapidly growing community west of Boise offering newer homes at below-Boise prices. The $350,000 to $500,000 range buys new construction with mountain views.

$550,000 to $800,000

North End — Boise’s most desirable in-city neighborhood with tree-lined streets, historic character, and Hyde Park walkability. The $550,000 to $800,000 range is the North End’s core market — homes with character on established streets.

Southeast Boise (premium) — The upper tier of Southeast Boise provides larger homes and properties closer to the Boise Foothills and greenbelt system. The $550,000 to $800,000 range accesses the area’s best locations.
