Where to Live in Denver Based on Your Budget

May 29, 2026

Denver’s median of $565,000 makes it one of the higher-priced metros on this list, but the Front Range offers range — from accessible suburban communities to ultra-premium neighborhoods with mountain views. The recent softening in prices has also improved affordability at some tiers. Here’s the budget-by-budget guide.

Under $400,000

Aurora (east) — Denver’s most accessible city provides the broadest range of affordable options. The $275,000 to $400,000 range buys updated homes in established Aurora neighborhoods, with light-rail access to downtown and the Anschutz Medical Campus nearby.

Thornton / Northglenn — The north-metro communities provide family-friendly suburban homes at below-Denver prices. The $350,000 to $400,000 range delivers ranch homes and split-levels in established neighborhoods with community amenities.

Commerce City (established) — Recent investment in parks, trails, and the Dick’s Sporting Goods Park area has improved Commerce City’s appeal. The $300,000 to $390,000 range provides genuine homeownership entry close to the metro core.

$400,000 to $650,000

Lakewood — The near-west suburb provides diverse neighborhoods between Denver and the foothills. The $425,000 to $650,000 range accesses Lakewood’s most desirable areas with mountain-view potential and easy access to I-70’s ski corridor.

Arvada — The north-central suburb blends historic Olde Town walkability with newer development. The $450,000 to $650,000 range provides quality homes with access to Clear Creek Trail and the Gold Line light-rail.

Capitol Hill / Baker (condos) — Denver’s densest urban neighborhoods offer condo living at accessible prices. The $300,000 to $550,000 range buys urban walkability with nightlife, restaurant, and transit access.

$650,000 to $900,000

Washington Park — Denver’s iconic park neighborhood with tree-lined streets and the 165-acre park as your front yard. The $650,000 to $900,000 range is Wash Park’s entry — bungalows and smaller homes in one of Denver’s most walkable neighborhoods.

Highland / LoHi (entry) — The trendy north-Denver neighborhood with craft cocktails, restaurants, and mountain views. The $650,000 to $900,000 range accesses the neighborhood’s smaller homes and condos.

Littleton (historic downtown) — South-metro charm with a walkable downtown and the Platte River Trail. The $650,000 to $900,000 range provides quality homes near the historic core.

Over $900,000

Hilltop — Denver’s premier residential neighborhood with wide lots and mountain views. Homes from $900,000 to over $2.5 million.

Cherry Creek — The luxury shopping district and surrounding residential neighborhoods. Homes from $900,000 to over $3 million.

Cherry Hills Village — The metro’s most exclusive community with estate homes from $1.5 million to over $10 million.

Ken-Caryl — Foothill living with open-space access. Premium homes from $900,000 to over $1.5 million in one of the metro’s most scenic settings.
